What is a rental portfolio loan and how does it differ from individual DSCR loans?

A rental portfolio loan — sometimes called a blanket loan — finances multiple properties under a single loan structure, using a single closing, a single set of documents, and a single monthly payment. Individual DSCR loans are underwritten property by property. A portfolio loan is generally more efficient for investors holding five or more units who want to consolidate debt, reduce administrative overhead, and unlock equity across their holdings in one transaction.

What is the minimum number of properties required?

INSIGNIA's stabilized fixed-rate portfolio program requires a minimum of 5 units per loan. Properties within the portfolio may be a mix of eligible types — including single-family homes, townhomes, row homes, condos, and 2- to 20-unit multifamily properties — as long as no units are owner-occupied.

Do I need to show personal income or tax returns to qualify?

No W-2s, pay stubs, or personal tax returns are required. Qualification is based on the debt service coverage ratio (DSCR) of the portfolio — meaning the rental income of the properties relative to the loan's debt service — rather than the personal income of the borrower. The minimum DSCR for this program is 1.20x.

What borrower entity structure is required?

Borrowers must take title through a newly formed, single-purpose LLC. This structure protects both the lender and the sponsor by ring-fencing the portfolio assets from other liabilities. INSIGNIA can advise on entity formation requirements during the pre-application process.

What LTV is available, and does it vary by loan structure?

Maximum LTV depends on the loan structure selected. A 30-year fully amortizing loan supports up to 80% LTV. Cash-out refinances are capped at 75% LTV. Full-term interest-only structures are available up to 70% LTV. All LTV determinations are subject to underwriting and appraisal review.

Can I take cash out on a portfolio refinance?

Yes. Cash-out refinancing is permitted up to 75% LTV, subject to portfolio occupancy, DSCR, and underwriting requirements. Cash-out proceeds can be used to fund additional acquisitions, capital improvements, or other investment purposes — making portfolio refinancing a common tool for scaling rental operations.

Is the loan recourse or non-recourse?

Loans above $5M are structured on a non-recourse basis, meaning the lender's recourse in a default event is limited to the portfolio assets rather than the personal assets of the sponsor. For loans at or below $5M, both recourse and non-recourse structures are available depending on the deal profile and lender requirements.

What loan terms are available?

Fixed-rate terms of 5, 7, and 10 years are available, with amortization up to 30 years. Partial or full-term interest-only options are also available depending on leverage and debt service coverage. Longer amortization periods reduce monthly debt service and can improve DSCR, which is particularly useful for portfolios with tighter cash flow margins.

What occupancy level is required at closing?

The portfolio must be at least 90% occupied at rate lock. Individual properties within the portfolio that fall below this threshold may require remediation prior to close, or in some cases may be excluded from the collateral pool. INSIGNIA reviews occupancy at both the asset and portfolio level during underwriting.

Can I release individual properties from the portfolio over time?

Yes, asset release provisions are available, subject to the prepayment penalty structure in place — either yield maintenance or a step-down penalty schedule. Release prices and conditions are defined in the loan documents at closing. This flexibility allows investors to selectively dispose of assets without triggering a full loan payoff.

What states are eligible for this program?

The program is available in all U.S. states with the exception of Nevada. If your portfolio spans multiple states, eligibility is assessed at the portfolio level — contact INSIGNIA to confirm program availability for your specific mix of markets.
